What is the Response Rate?

Your response rate shows the percentage of all the booking inquiries and direct messages that you replied to within 24 hours for each listing.

Your response rate is visible in your landlord dashboard. If you have multiple listings, each unit has its own response rate, which you can find on that unit’s dashboard.

Tenants cannot see your response rate, but they can see your response time. Learn how response rate and response time are different.


What Counts Toward Your Response Rate?

Only your response to the first message in a new booking inquiry or direct message conversation counts toward your response rate. Follow-up messages in the same conversation do not affect it.

Your response rate is based on new booking inquiries and direct messages that you’ve received in the last 90 days and whether you responded to it within 24 hours. If you haven't received any new booking inquiries or direct messages in the last 90 days, your response rate will be calculated using your last three.


What Does Not Count Toward Your Response Rate?

Your response rate only measures new conversations started by a traveler through a booking inquiry or direct message.

Conversations you start as a landlord do not count toward your response rate. If you message a traveler first and they do not respond, it will not lower your response rate.

Tenant Leads (Housing Requests) also do not count toward your response rate.

Responding quickly helps you connect with more tenants and can lead to more bookings.

Your response rate will also help determine where your listing appears in search results. Replying within 24 hours, keeping your calendar up to date, and staying engaged throughout the conversation can help improve your listing's visibility and increase your chances of securing a booking.
