What is the Response Rate?

Your response rate shows the percentage of all the booking inquiries and direct messages that you replied to within 24 hours for each listing.

We’re rolling out response rate to landlords over the next few weeks, and it's visible in the landlord dashboard. If you have multiple listings, you can see each rate on the specific unit’s dashboard. Tenants cannot see your response rate at this time.

Only the first message in a new conversation counts toward this metric, and each listing has its own response rate. 

Your response rate is based on new booking inquiries and direct messages that you’ve received in the last 90 days and whether you responded to it within 24 hours. If you haven't received any new booking inquiries or direct messages in the last 90 days, your response rate will be calculated using your last three.

Tenant Leads, or Housing Requests, do not count towards your response rate.


Why Is Your Response Rate Important?

Responding quickly helps you connect with more tenants and can lead to more bookings.

Your response rate will also help determine where your listing appears in search results. Replying within 24 hours, keeping your calendar up to date, and staying engaged throughout the conversation can help improve your listing's visibility and increase your chances of securing a booking.
