If your tenant causes accidental damage during their stay, you should file a claim as soon as possible after they check out. Before filing, make sure you have:
- Photos of the damage
- A repair or replacement estimate or invoice
- A signed lease agreement
Additional documentation may also help, including:
- Communication with the tenant
- A police report for theft-related claims
Step 1: Submit Your Claim
File your claim through the Sedgwick portal.
Claims must be submitted within 14 days of the tenant’s checkout date.
Step 2: Create Your mySedgwick Account
After filing, you’ll receive an email from Sedgwick with instructions to create your mySedgwick account using your claim number to manage your claim.
Step 3: Track Your Claim
You can monitor claim progress directly in mySedgwick, including statuses like:
- Claim Received
- Under Review
- Complete
Step 4: Communicate With Your Reviewer
A licensed claims professional will review your claim and may request additional information through the portal.
Step 5: Submit Supporting Documents
All supporting documentation must be submitted within 45 days of the tenant's checkout date.
If your claim is approved, payment is issued directly to you. Direct deposit can be set up in mySedgwick.
If your claim is denied, you can contact Rental Guardian at support@rentalguardian.com for additional review or advocacy.
If you are unsure whether damage qualifies, it is still okay to file a claim. Each claim is reviewed individually.
