User Generated Content (UGC) Policy

User Generated Content (UGC) is any content (written, audio, video, photographic, or other) not created by Furnished Finder. 

Examples include but are not limited to post-stay traveler reviews, listing descriptions, landlord profiles, listing photos, content/imagery depicted within photos and videos (i.e., posters, photos, art hanging on a wall), landlord review responses, and on-platform communication between landlords and travelers (inquiries, housing requests). 

UGC, which contains or includes the following, is subject to content moderation and, at our discretion, other actions up to and including listing and/or user removal in accordance with our refund policy. 

By submitting UGC, you grant Furnished Finder a worldwide, non-exclusive, royalty-free, perpetual, irrevocable, and sublicensable license to host, store, use, reproduce, modify, adapt, publish, translate, distribute, publicly display, and create derivative works from such content for the operation, improvement, and promotion of the Platform. 

Furnished Finder does not endorse, verify, or guarantee the accuracy, completeness, or legality of any User Generated Content.   

Furnished Finder may, at any time and in its sole discretion, remove, modify, restrict, suspend, or disable access to any UGC, with or without prior notice. Furnished Finder may adjust the visibility, ranking, or presentation of UGC as part of its trust, safety, and quality controls. 

General 

The following content is not allowed on or while using Furnished Finder 

  • Any content for the purpose of advertising commercial content, except for the listing on our site, including but not limited to: 

    • Discount codes, affiliate/referral links, or sales solicitations. 

    • Promote external platforms, websites, or businesses, including your own. 

    • Content that is primarily self-promotion rather than offering genuine user information or experience. 

  • Spam, unwanted contact, or content that is shared repeatedly in a disruptive manner 

    • Use scripts, bots, or automation to create large numbers of accounts or content 

  • Content that endorses or promotes illegal, or harmful activity, that is sexually explicit, violent, graphic, threatening or harassing in nature 

  • Content that is discriminatory 

  • Content that attempts to impersonate another person, account, company or entity, including any representation of Furnished Finder 

  • Content that includes personal identifiable information (PII), or any person’s private or confidential information, including content that is sufficient to identify a property’s location, exceptions may apply, i.e., if a landlord provides the property address on their own accord via on-platform or off-platform communication/messaging 

  • Content that is illegal or that violates another person’s or entity’s rights, including intellectual property rights and privacy rights 

  • Irrelevant information, symbols, URLs provided outside of any potential designated URL field 

  • Any other content, conduct, or use of the Platform that violates our Terms and Conditions or undermines user safety, trust, or the proper functioning of the service. 

Repeated or serious violations of this policy may result in escalating enforcement actions, including content removal, account suspension, or permanent removal from the Platform. 

Property Listing Content, Including Landlord Profiles, Photos, Videos, Text 

Pursuant to our Property Listing Terms and Conditions, landlords are expected to maintain their property listings, and they must be accurate at all times.  

  • Travelers rely on the accuracy of the property listings, and as such, in the event of a dispute, Furnished Finder may consider the listing content as it appeared on the Platform at the relevant time, along with other available information. 

    • The Platform does not maintain versions of listing histories and does not warrant the preservation of historical listing content. Accordingly, Travelers may retain a copy of the listing as it appeared at the time of booking. This may include downloading or otherwise preserving the relevant information. 

  • Landlords may use rental agreements, which we recognize and support. It is our expectation that the terms contained in any rental agreement must be fully consistent with the information presented in the listing and communication via direct, on-platform messages with the guest ahead of a booking transaction, and may not contradict the language and information disclosed to the traveler on the property details page. 

  • AI-Generated or Digitally Modified Content: Landlords may use tools, including artificial intelligence (AI), to assist in creating or enhancing listing content.  

    • Any photos or videos that are AI-generated, virtually staged, digitally altered, or otherwise modified beyond standard photo editing must be clearly disclosed within the listing (e.g., “Virtually staged image,” “AI-generated rendering,” “Digitally enhanced photo”).  

    • All visual content must accurately reflect the property’s actual condition, layout, features, and amenities.  

    • Fabricated, materially altered, or misleading depictions are strictly prohibited. 

    • Landlords remain solely responsible for the accuracy, legality, and transparency of all content they publish, regardless of the technology used.

    • Furnished Finder may request supporting documentation or additional verification regarding AI-generated or digitally modified content. 

    • Failure to properly disclose AI-generated or materially altered content may result in removal of the content, suspension of the listing, or account enforcement actions. 

  • Furnished Finder may remove or restrict UGC where necessary to comply with legal obligations, law enforcement requests, court orders, or to address safety, security, or fraud concerns. 

  • Furnished Finder may update this UGC Policy from time to time. Continued use of the Platform constitutes acceptance of the updated policy. 

Reviews and Landlord Responses

On-platform messages are subject to this UGC Policy and may be monitored or reviewed for safety, fraud prevention, policy enforcement, or legal compliance purposes.
