At Furnished Finder, safety and trust are foundational to our community. We take all reports of safety, security, and misconduct seriously and investigate each concern thoroughly and fairly. We recognize that situations can be complex, and we make every effort to understand what occurred before taking action.
This Safety Policy applies to all users of the Furnished Finder platform, including landlords, travelers, and any authorized representatives.
Furnished Finder may take action under this policy, including warnings, listing removal, account suspension, or permanent removal, based on the severity, credibility, and frequency of reported conduct, as well as applicable legal requirements. While we take appropriate action on our platform, Furnished Finder is not a law enforcement agency and does not determine criminal guilt or innocence.
Criminal Conduct and Safety Concerns
Registered Sex Offenders
Individuals who are registered sex offenders may not advertise or rent shared living spaces (such as rooms) on Furnished Finder.
If we become aware, through credible information, that a user is a registered sex offender in violation of this policy, the associated listing or account may be suspended or removed.
If we learn that a user has been charged with a relevant criminal offense but not yet convicted, their account may be temporarily suspended while legal proceedings are ongoing.
Other Criminal Charges or Allegations
Users who are credibly alleged or charged with serious criminal offenses that may pose a risk to others may be suspended while an investigation or legal process is ongoing.
Users who are convicted of certain offenses may be removed from the platform, depending on the nature, severity, and relevance of the conduct.
Individuals who have been exonerated or who have completed their sentence may request reinstatement, subject to review and applicable legal requirements.
Discrimination and Fair Housing
Furnished Finder is committed to fair and equal access to housing. Discrimination is not tolerated on our platform. Violations of this policy may result in listing removal, account suspension, or permanent removal from the platform.
Landlords may not deny bookings, apply different terms, or publish listings that discourage or exclude guests based on protected characteristics such as race, color, ethnicity, national origin, religion, sexual orientation, gender identity, or marital status.
We investigate all reports of discrimination and take action when violations are identified. Certain properties may qualify for limited exemptions under the Fair Housing Act. Furnished Finder evaluates exemption claims on a case-by-case basis and may request supporting documentation.
For full details, exemptions, and examples, please review our Fair Housing & Anti-Discrimination Policy.
Service and Assistance Animals
We expect landlords to be inclusive and to comply with the Fair Housing Act and ADA guidance regarding service and assistance animals. This policy is intended to align with Furnished Finder’s Service and Assistance Animals Policy and applicable federal, state, and local laws.
Key points:
Service animals and assistance animals must generally be allowed, even in properties with no-pet policies.
Fees, deposits, or additional conditions may not be imposed for approved assistance animals.
If a disability or the need for an animal is not apparent, landlords may request reliable supporting information, as permitted by law.
In limited cases, an accommodation may be denied if it would cause undue hardship, fundamentally alter the housing, pose a direct safety threat, or cause significant property damage.
If a landlord claims an exemption from the Fair Housing Act, we may request documentation during our review.
Surveillance Devices
To protect user privacy and trust, Furnished Finder requires transparency regarding surveillance devices.
All surveillance devices must be clearly disclosed in the listing.
Surveillance devices are not permitted inside the private living areas of a rented living space, including bedrooms and bathrooms.
Reports of undisclosed or improper surveillance are taken seriously and may result in listing suspension, account action, or removal from the platform. Failure to disclose or improper use of surveillance devices may result in listing suspension, account action, or permanent removal.
For disclosure requirements, prohibited devices, and enforcement details, please review our Surveillance & Recording Devices Policy.
Required Safety Devices
Landlords must comply with all applicable local, state, and federal laws, including requirements for smoke and carbon monoxide detectors.
Properties must have required safety devices installed and functioning to be listed.
Reports of missing or malfunctioning safety devices must be promptly addressed within a reasonable timeframe.
Failure to remediate verified safety issues may result in listing suspension or removal from the platform.
Unwanted Physical Contact
We expect all interactions between landlords and travelers to remain professional and respectful.
If unwanted physical contact is reported:
We encourage the reporting individual to contact local law enforcement. Furnished Finder does not provide emergency response services. If immediate danger exists, users should contact local emergency services.
Based on the information available, we may take steps to help create physical distance, including facilitating relocation or early termination of a stay where appropriate.
We will investigate using available information and take appropriate action, which may include suspension or removal from the platform.
Trafficking and Exploitation
Furnished Finder has zero tolerance for trafficking of any kind, including human, drug, or animal trafficking.
Concerns should be reported directly to law enforcement.
We will document and investigate all reports and cooperate with authorities as required.
Properties or accounts connected to credible trafficking or exploitation concerns may be immediately suspended or removed, pending investigation.
Reporting Concerns
Users are encouraged to report safety, security, or policy concerns as soon as possible through Furnished Finder’s reporting channels.
Reports are reviewed in good faith based on the information available at the time. Furnished Finder may request additional details and take action consistent with this and other applicable policies.
Anti-Retaliation
Furnished Finder strictly prohibits retaliation against any user who, in good faith, reports a safety concern, policy violation, or participates in an investigation under this or any other Furnished Finder policy.
Retaliation may include threats, harassment, intimidation, adverse listing actions, or attempts to discourage reporting.
Violations of this provision may result in listing removal, account suspension, or permanent removal from the platform.
False or Bad-Faith Reports
Furnished Finder expects all reports to be submitted honestly and in good faith.
Knowingly submitting false, misleading, or malicious reports, or misusing the reporting process for harassment or retaliation, is prohibited and may result in enforcement action.
A report that is unsubstantiated or does not lead to enforcement does not automatically constitute a false or bad-faith report.
Appeals and Reconsideration
Users subject to enforcement action under this policy may request reconsideration by contacting Furnished Finder within a reasonable timeframe after notice is provided.
Appeals should include any new or relevant information. Furnished Finder will review the request and determine, in its discretion, whether to uphold, modify, or reverse the action.
Appeals do not guarantee reinstatement or delay enforcement where safety or legal concerns exist.
