Purpose and Scope
These Integrated Property Manager (“IPM”) Integration Policies (the “Policies”) establish mandatory requirements for all Property Managers utilizing Furnished Finder platform integrations, including PMSC and Custom integrations. Compliance with these Policies is a condition of initial integration approval and ongoing participation on the Furnished Finder platform.
These Policies are intended to ensure inventory integrity, accurate pricing and availability, a high-quality tenant experience, and fair marketplace practices. These Policies are incorporated by reference into applicable API Addenda and Listing Agreements and are enforceable as contractual obligations where so referenced.
Definitions
For purposes of these Policies:
- Property means a distinct physical address displayed on Furnished Finder.
- Unit means an individual, rentable residence within a Property.
- Listing means a Furnished Finder advertisement associated with a Property and supported by a paid subscription.
- Representative Unit means a sample, placeholder, or non-rentable unit used to generate leads for other properties or units.
- Integration means a system-to-system connection between a Property Manager’s software and Furnished Finder via API.
Representative Units Prohibited
Integrated Property Managers may not integrate or display Representative Units. Each Property and Unit displayed on Furnished Finder must be a bona fide, rentable residence that is intended to be leased to a tenant.
Listings may not be used for the purpose of collecting leads to lease a different property or unit that is not displayed on Furnished Finder.
Property, Unit, and Listing Structure
Furnished Finder supports multi-unit properties, including apartment communities. Within the Furnished Finder system:
- Each Property is treated as a distinct address.
- Units are the individual bookable residences within a Property.
- The number of Units supported per Listing is determined by the type of subscription purchased.
Each Listing must accurately represent the associated Property and Units.
Integrated Property Requirement
Property Managers may only book Furnished Finder tenants into Properties and Units that are actively listed and available on Furnished Finder.
While Furnished Finder does not require 100% of a Property Manager’s eligible inventory to be integrated, tenants sourced from Furnished Finder may not be placed into off-platform or non-listed properties.
Subscription and Pay Model
A separate paid subscription is required for each Listing on Furnished Finder.
- Property Managers may select which integrated properties are assigned available subscriptions, including through automated system logic supported by the integration.
- If no subscription slots are available, new Properties or Listings may not be created via the integration.
- Property Managers may not attempt to circumvent subscription limits through property recycling or other means.
Property Subscription Swaps
Once a Property or Unit is assigned to a purchased subscription, that subscription may not be swapped to another Property or Unit.
If a Property is no longer under the Property Manager’s management, the subscription may be reassigned to a different Property by contacting Furnished Finder Customer Support. Property availability, booking status, or seasonal use are not valid reasons for a subscription swap.
Furnished Finder reserves the right to request documentation confirming termination of property management upon reassignment.
Availability Requirements
Integrations must transmit the real and current availability of each Property and Unit.
- Availability must be set immediately upon initial property creation.
- Any changes to availability must be communicated to Furnished Finder via the API in real time or near real time, and in all cases as promptly as technically feasible
Property Managers are responsible for ensuring availability accuracy at all times.
Rate Requirements
Integrations must transmit the monthly rate a tenant should reasonably expect to pay for a single month’s stay.
- A valid rate is required for a Listing to go live.
- Rate updates must be communicated promptly via the API.
- Rates must reflect the total monthly rent, excluding only applicable taxes unless otherwise specified by Furnished Finder.
Off-Platform Communications
Responsiveness is a key indicator of tenant experience and is used to determine search result placement.
While Property Managers may communicate with tenants outside the Furnished Finder platform, only conversations conducted through Furnished Finder’s messaging and conversation APIs are eligible for responsiveness measurement and rewards.
Where technically supported, Property Managers are expected to make commercially reasonable efforts to transmit booking confirmation and booking status data to Furnished Finder via the integration.
Housing Requests (Leads)
Housing Requests, also referred to as Leads, are general requests submitted by tenants seeking housing within a geographic area and meeting high-level criteria.
- Leads are not property-specific.
- Leads may be delivered to multiple Property Managers simultaneously.
Booking Inquiries
Booking Inquiries (“Inquiries”) are requests submitted directly from a Property’s Details Page.
- Inquiries initiate a direct conversation with a potential tenant.
- Prompt responses increase the likelihood of securing a lease and improve the tenant experience.
- Furnished Finder measures and rewards responsiveness to Inquiries.
Dashboard and System of Record
When an integration is in place, the integrated software is considered the system of record for all Property content, availability, rates, and messaging.
Property Managers should not make changes directly in the Furnished Finder dashboard. Any dashboard changes may be overwritten by subsequent API updates, and Furnished Finder is not responsible for discrepancies caused by manual edits.
Compliance and Enforcement
Failure to comply with these Policies may result in corrective action, including but not limited to reduced search placement, suspension of integration privileges, or termination of access to the Furnished Finder platform.
Furnished Finder reserves the right to monitor compliance and audit integration activity as reasonably necessary. Certain violations, including repeated creation of representative or improperly subscribed Listings, may constitute a material breach of applicable agreements and may result in immediate suspension.
Policy Updates
Furnished Finder may update these Policies from time to time. Continued use of the integration following notice of changes constitutes acceptance of the updated Policies.
