What Can Be Included in Listing Descriptions?

Up-to-date listing descriptions help travelers understand what it’s actually like to live in your property and set expectations. Use your description to add helpful context, not repeat checklist details, like beds, baths, amenities, utilities, or lease terms. Make sure everything matches your listing details and lease.

All listing descriptions, profile descriptions, photos, videos, and messages are considered user-generated content and must follow our User Generated Content (UGC) Policy.

What You Can Include in a Listing Description

Location Context

  • Do not share the full address.
  • Describe the neighborhood feel and mention nearby hospitals, transit, groceries, or major roads.
  • Examples:
    • “Quiet residential neighborhood with long-term residents.”

    • “10 minutes to Mercy Hospital; 5 minutes to the freeway.”

    • “Street parking is usually easy to find.”

Layout Details

  • Clarify bedroom, bathroom, and space configuration.
  • Examples:

    • “Primary bedroom has a queen bed; second bedroom includes a twin bed and desk.”

    • “One bathroom is en suite; the second is in the hallway.”

    • “Limited closet space in the second bedroom.”

How Amenities Work

  • Explain how features function or are located instead of repeating the checklist items.
  • Examples:
    • “In-unit washer/dryer in hallway closet.”

    • “Shared gym with key fob access.”

    • “Wi-Fi averages 300 Mbps and supports video calls.”

Utilities & Services

  • If utilities are included or excluded, explain how billing works.
  • Examples:
    • “Electric, water, trash, and Wi-Fi included.”

    • “Electric billed separately; typically $80–$120/month.”

    • “Owner handles landscaping.”

Accessibility & Physical Details

  • Include details about stairs, entryways, bathrooms, and other physical features.
  • Examples:
    • “Second-floor unit; stairs only.”

    • “Walk-in shower with ~2-inch step; no grab bars.”

    • “Doorways approximately 30 inches wide.”

Safety & Security Features

  • Clearly describe safety and security features at the property.

  • Examples:

    • “Smoke and CO detectors installed.”

    • “Controlled building entry with key or code.”

    • “Exterior camera covers driveway only.”

House Rules

  • Clearly state expectations to avoid misunderstandings.
  • Examples:
    • “No smoking indoors.”

    • “Small dogs under 40 lbs considered with approval and pet fee.”

    • “Quiet hours 10 p.m.–7 a.m.”

Lease Timing & Flexibility

  • Do not replace lease fields. Use the listing description to clarify preferences.
  • Examples:
    • “Ideal stay 3–6 months.”

    • “Shorter stays considered case-by-case.”

    • “Please allow 7 days’ notice before move-in.”

Photos & AI Disclosures

  • Make sure your photos accurately represent the property, note when they were taken if helpful, and clearly label any virtually staged or AI-modified images.

  • Examples:

    • “Photos taken January 2026.”

    • “Some images are virtually staged or labeled.”
