Instead of selecting filters one by one, you can describe what you're looking for in plain language, including your location, dates, budget, and must-haves, and Fern will find listings that match your preferences.
You can still browse listings and set filters yourself. Both options are available, and you can switch between them at any time.
How to Search Using Fern

Describe what you're looking for in plain language. Include location, dates, monthly budget, length of stay, and any must-haves.
For example: "1-bedroom near downtown Phoenix, available May 1 for 8 weeks, under $2,500/month, pet-friendly, on-site laundry."
Click the arrow to submit your description and review your search summary.
Click See my matches to view the listings.
Review the filters Fern applied at the top of the results page. You can adjust them manually at any time.
To update our search using Fern, click Refine preferences.
Find It With Fern is a search tool, not a chatbot.
Fern handles one search request at a time and doesn't have a back-and-forth conversation. To change your results, update your preferences or enter a new search description.
How to Get Better Search Results
Include specific details in your search description: Include a specific neighborhood, lease length, or important amenity to improve accuracy.
Refresh your results: After changing your preferences, use the refresh button to update your matches.
Adjust filters manually: Narrow or broaden your results using the filters on the search results page.
Broaden your search: If you're not finding enough listings, try adjusting your location, dates, budget, or must-haves.
Switch to standard search: You can search manually and apply filters yourself at any time.
Review Your Matches Carefully
Be sure to review listing details before booking. Fern may interpret natural-language requests differently than you expect, and the information available for each listing can vary.
Check the listing details to make sure the property meets your needs. If you have questions about a property, contact the landlord before booking.
